A cancellation change form

It's fun to post all the listings and closed, and it's also really easy to skip over the not so good news but I think it's important to talk about that as well.


I ran into the first house I couldn't get sold .


We pulled it from the market after 87 days.


Interest was ok, showings trickled in throughout the time listed, but ultimately the sellers decided to rent it back out until spring which is probably the right call versus continuing to reduce price.


It was priced aggressively and would have been the 2nd lowest sale price in this townhome community since it was built in 2023. In reality, the offers we would have received at this point would have certainly made it the lowest sale price in the entire community, ever.


But that's not a stat I'd be thrilled to share either.


When all the homes are the same, there's not a whole lot to do to differentiate outside of price, terms, and concessions.


The consistent feedback was that people didn't care for the layout, they thought the bedrooms were too small, and there's really not a ton we can do about either of those things.


With rising rates, growing days on market, and not wanting to totally give it away on price, we pulled it.


What's one thing we could have done differently?


I think staging would have helped quite a bit. Good staging often helps make rooms feel larger than they are, and helps buyers envision a space. It comes with a cost, but I think it would have been helpful here.


Hopefully I'll have another run at it in the spring, but until then it's good to think about how to do it better the next time!



Sometimes the timing and conditions aren't right or the strategy didn't work. But that's the job, if we don't sell it, we don't get paid and that's on me!
