Making aggressive offers on real estate.

In my opinion we are coming into a great time for investors to pick up properties.


Might even be the best time we've had in a few years.


Yes, even on market properties.


Housing inventory in the Twin Cities is continuing to rise, while the number of homes sold has stayed rather flat for 2+ years now.


More inventory = more choices = deals to be made.


We are coming into fall and winter when the market slows down.


Houses that have been sitting on the market are ripe for aggressive offers.


People want to get these homes sold before winter, especially the vacant ones. Nobody likes to worry about their vacant home sitting over winter.


I jokingly like to call this "disrespectful offer season". Semi-joking actually.

Your chances of getting below list price offers accepted is increasing right now.


This doesn't mean go make unreasonable offers all over the place and waste everyone's time.


But, run your numbers, and start making offers that your analysis tells you to make.


This isn't an emotional game, this is a math game. If your analysis says this $350,000 house on the market works at $300,000, make the offer.


You never know what a seller is willing to take, so get out there, get active, run your numbers, and start making offers.
